    How Staging Sells Real Estate

There is something to be said about a neat and tidy house when you are sorting through house after house looking for the perfect home for you and your family. This is something that should be kept in mind when selling either a personal home or an investment property. There are a few other things you should keep in mind when it comes to selling real estate. One of those things is that staging sells homes.

Maximise return on investment on your real estate investments and homes with  Interior Design, to increase the value of a property before sale or for much needed renovation. Seriously, there is something cold about an empty house. It could be painted impeccably and meet every possible standard a family has and yet feel cold and anything but homey when walking through the home for a real estate tour or inspection. This can be easily overcome by contacting a local furniture rental store and picking out furniture that will match at least the primary rooms of the home in order to make the home appear lived in and homelike.

The primary rooms that you will want to appear ‘lived in’ are the living room, dining room, main bedroom, and all bathrooms. These are the rooms that essentially sell homes and it is important to make them appear neat, orderly, and well cared for. If you have the funds for every room in the home then by all means do so. It is a huge selling point, particularly for those who are trying to sell homes quickly. If the home doesn’t sell after the first two weeks or month (you decide the time limit) then you may want to remove the ‘staging’ furniture in order to eliminate the expense. I would strongly encourage you to keep this furniture as long as the home is being shown fairly regularly though.

You will want to do so much more than simply putting furniture in the property you are trying to sell. You want to create an atmosphere or warmth and comfort. This means you want to have prints on the walls, mirrors, plants, and pillows. You do not have to purchase items particularly for this process. You can use things from your own home in order to establish this atmosphere of homelike comfort. Be sure not to use sentimental favorites or very valuable pieces, as not all people who will view the property being sold are honest. It’s a sad reality but something to consider all the same.

Other things that may help an empty home sell are scents. There is nothing quite like the smell of cookies in the oven or flowers in bloom to make a home feel ‘homey’. These scents can be easily accomplished with well-placed scented candles, potpourri warmers, dry potpourri, fresh-cut flowers, and electric room air fresheners. There are few things that will turn off potential buyers more quickly than an overpowering fragrance however so keep this in mind when selecting the method of fragrance. Having some fragrance in the home also eliminates the problem of an empty house taking on the ‘empty house’ scent that so many do over time. In other words, this is yet another part of the staging process that works for many trying to sell homes.

  • The Sales Funnel

    The Sales Funnel

Your business is important to you. That goes without saying. It provides you with a creative outlet. It provides you with pride of ownership. Most of all, it provides you with the means to keep a roof over your head, food on your table and money in your bank account. Because your business is important to you, it is vitally important that you understand how a sales funnel works. It is equally important to understand why sales funnels matter when it comes to generating leads that may lead to sales.

    Lead Generation Workshop: https://empowerbusinessclub.com/lead-generation-workshop

Your business is based on the idea of profit. These profits come from the money that is generated when an individual purchases a product or service that your business has offered for sale. This individual made the decision to purchase this product or service from your business due to the sales funnel you have in place to direct potential customers towards your products or services. This funnel, even if you aren’t aware of it, is most likely one of the most important elements of your business plan. It is as important as the nature of the products and services you offer, their prices and their quality in relation to other products and services competing with you on the open market.

The way your sales funnel is constructed determines how many sales leads are generated from a given promotion. It determines how many of those leads are converted into sales prospects. It also determines how many of those prospects are converted into customers. At each step of this conversion process, some percentage of each group does not go forward into the next stage. This reduction in numbers is where the term “sales funnel” comes from. It is a visual representation of the winnowing that occurs during every promotion. The narrowing of the funnel represents the lowering percentages as leads convert to prospects to customers.

Obviously, your goal as a business owner is to keep the aforementioned reduction in numbers as low as possible. The more people you can convert in each stage of your sales funnel, the higher the number of customers at the bottom of the funnel will be. It goes without saying that the higher the number of customers at the bottom of the funnel the more sales you will have generated through your promotional efforts. Of course, sales equal profits, so keeping these numbers high is the number one goal of any business owner.

  • Lead, Prospect, Opportunity, Customer

    Lead, Prospect, Opportunity, Customer

Sales keep your business going. Sales keep your business growing. Without sales, your business is gone. Because sales are so important to your business, to any business really, it makes good sense to understand the entire sales process from start to finish. You wouldn’t begin to cook a meal without a thorough understanding of the recipes you were using. You wouldn’t go golfing without a thorough understanding of the rules of the game and how to swing a club. You wouldn’t jump into the deep end of a swimming pool without knowing how to swim. So, why would you run a business without knowing everything there is to know about the sales process?

A good place to begin learning how sales are made is with the terminology of lead generation. Good leads are essential to healthy sales. Therefore knowing the difference between a lead and a prospect or an opportunity and a customer is vital.

In general, a lead is any person with a potential interest in your business and what you have to sell. Leads come in all forms. For a brick and mortar business, leads could be anyone who lives within a certain geographic distance from where your store is located. For an online business, a lead could be anyone within a certain delineated demographic. If they might like or need what you sell, then they are a lead.

A prospect, in general, is any person with an active interest in your business and what you have to sell. Leads turn into prospects when they express this interest. In a brick and mortar business they might do this by browsing in your store and asking questions. For an online business, they might leave a comment on your blog or ask for further information on your products and/or services. The important thing to remember is that prospects are leads who have communicated.

An opportunity is a situation where you have a chance to turn a prospect into a customer by making a sale. This can occur any ;me aMer a lead has become a prospect. In a brick and mortar business, this might happen when a salesperson helps a prospect find a product or when they give the prospect information on a service. For an online business, it might occur when a prospect is given an offer to purchase a product or service. It is important to remember that opportunities to convert prospects into customers can happen again and again with the same prospect.

5 Reasons Why You Should Engage a Real Estate Agent

    1. Negotiation Skills

It takes a great negotiator to bag in the best deal when buying a house. An experienced real estate agent has the skills to identify issues in any home, which you cant notice. Besides, they will carry out an overall evaluation of the house and negotiate accordingly on your behalf.

Since such individuals have seen and evaluated many houses in the past, they know what makes a great house so they will guide you to make an informed decision about the home price. For instance, they will know when to call for the owner to reduce the price based on repairs needed in the house or a drop in the market value.

    1. Support and Guidance

It is easy to get excited when shopping for a home. Similarly, the process of purchasing a home is equally overwhelming and emotional. Working with a real estate agent will help you get through all the necessary steps with ease and successfully.

The right realtor will be by your side all through to guide you with the prices, choice of design, and amenities. For instance, if you prefer living on the high end of society, an experienced real estate will know what areas have the best amenities and home deals. This way, you will be more confident when making the right decision about your dream home.

    1. Easily Find the Right Homes

Whereas you may have a list of your preferred home features, finding such a  home can be an uphill task. However, a knowledgeable and experienced real estate agent will help you manoeuvre this process with ease.

Real estate agents have a vast knowledge of homes in the neighbourhood and also have the skill to know a great deal. With a wide variety of valuable networks, the right agent will help you get a house with the features you need.

    1. Saves You a lot of Money

Did you know it is very easy to be scammed when buying a house? The home buying process can appear complex, especially if you don’t know what aspects of a house to consider to settle for the best bargain.

Without knowing how to evaluate a home, you may spend an unnecessarily high amount of money in an undeserving house. A great real estate agent will help you save money because they will get value for your money.

    1. Help You With the Paperwork

Buying a house involves a lot of documentation. Missing a single document could be the difference between getting the right home and being scammed.

A real estate agent knows what documentation is involved when purchasing a home – from deeds, bill of sale, title affidavit, written offer, and transfer tax declarations.

    Final Thoughts

You can buy a home on your own, but working with a real estate agent is more beneficial. They will help you save money, get you the best deal, help you with documentation, and offer you all the necessary support and guidance into finding the right home.

  • Building a Solid High-Ticket Brand

    Building a Solid High-Ticket Brand

Don’t expect people will seek your anonymous brand out. I know that sounds harsh. I know that’s the kind of thing you probably did not want to hear. You probably didn’t even expect it. However, you need to hear this.

I’ve seen it many times before. A lot of guys get excited about affiliate marketing. They can’t wait to start. So, they start; they jump in with both feet; and guess what happens next? That’s right! A whole lot of nothing.

How come? They played the game the wrong way. They understand the value of selling high-ticket items. They have a clear idea of how affiliate marketing works. They may even know the ins and outs of generating traffic. Still, despite all this knowledge, they end up with nothing.

Please understand that the high-ticket niche sales market is very unforgiving. In fact, in many cases, you only have one shot to make a name for yourself. If, for whatever reason, you drop the ball, you are not going to get a second chance. People will quickly move on to the next contender.

Unfortunately, so many online marketers find this out in the worst way possible. They put in all this time, effort, and energy only to develop an online asset that doesn’t generate all that much money. They’re stuck in mediocrity because they failed to build a solid brand.

You have to remember that high-ticket seals involve people who are more discriminating. This audience that you’re trying to reach are people who are worth a lot of money. Their time is very precious to them. You have to step up to them the right way. You have to communicate to them the right way. You have to create the right setting. Otherwise, it’s just not going to happen.

The sad reality is if you’re just starting out, it’s too easy to be passive. It’s too easy to just create yet another sales funnel and hope against hope that somehow, some way high-ticket audience members will find themselves in your funnel and eventually hand you thousands of dollars.

It doesn’t work that way. Don’t think they will come to you. They have better things to do. You better resolve to go to them. How do you do this?

You can spend a tremendous amount of money on paid ads. In fact, that’s exactly what Mark Zuckerberg of Facebook wants you to do. The problem with that solution, if you want to call it a solution, is that you spend a tremendous amount of money on a learning curve. Sure, at the end, it will pay off. At some point, you will break even. However, until you reach that point, prepare to spend a lot of money.

If you’re not made out of money, you have to do things the smart way. The smart way doesn’t involve that much money. It just involves a lot more brainpower. How do you pull this off? You have to find people who have already made a name for themselves in your target high-ticket niche.

That’s the name of the game. Get those people to talk about you. Get those people to treat you like an insider. Get those people to embrace you with open arms.
