Lena Benjamin is building strategic connections with mortgage brokers, interior designers and international property partners to unlock luxury London opportunities while creating commercial value for buyers and connected professionals.
Strategic Moves: What I’m thinking, changing and pursuing strategically
One of the most valuable aspects of attending business and property events is what happens afterwards.
The initial conversation is only the starting point. The real opportunity comes from following up, understanding where there is mutual commercial value, and turning a connection into something that can create opportunities for both sides.
That is exactly what I am pursuing following a number of recent events, with virtual meetings either already taking place or scheduled to continue those conversations.
One current conversation is with a strategically focused and technologically savvy mortgage broker, where we have identified potential opportunities around the 3 Bed Residences from £1.9 million at The HiLight Collection.
The conversation highlighted something important: the likely buyer profile for these residences is increasingly international rather than UK-based.
We are talking about US and EU-based entrepreneurs, executives, business owners and investors looking for a London residence that can also operate as a second base for business, alongside their wider international activities.
For some internationally mobile individuals, London can form part of a broader geographic strategy — travelling between jurisdictions throughout the year while maintaining access to the UK, Europe and international markets.
That buyer profile closely aligns with my own Ideal Client Profile, creating an opportunity to connect property acquisition with business development.
There is also an additional proposition for qualifying buyers.
Alongside the property opportunity, I can provide six months of Strategic Business Partner services, valued at £30,000, helping international buyers establish relationships, develop opportunities and build their commercial presence from London.
This creates a proposition that goes beyond purchasing a residence.
It is about helping the right buyer connect property, business, relationships and opportunity.
There is also a commercial opportunity for the professionals who can make the right introductions.
For a qualifying 3 Bed Residence, I am prepared to share 50% of my commission plus a bonus, creating a referral opportunity of £24,000 per residence. The referral payment can be made in GBP, USD or EUR, providing flexibility for international partners.
This is particularly relevant when considering US real estate professionals with clients who may be looking for a London base.
There are currently nine three-bedroom residences available, creating scope for an international real estate partner with suitable clients to facilitate multiple transactions.
The current incentive is scheduled to end on 30 September, although I have scope to extend the opportunity into October for the right buyer. Multiple purchases across the development can also be facilitated, including the remaining one- and two-bedroom residences.
But property professionals are not the only strategic connections worth pursuing.
At the time of writing, I am also progressing a virtual meeting with a luxury interior designer following a recent event. This is potentially significant because the designer works with international high-net-worth individuals and has already delivered high-profile interiors that I had the opportunity to see.
That creates another interesting intersection.
A client looking for a luxury London residence may also require interior design, furnishing, project management and potentially wider business connections. Equally, an interior designer working with international clients may have relationships with individuals who are already considering London property.
The same referral opportunity can therefore apply to real estate agents, interior designers and other connected property professionals who can introduce a suitable buyer.
For me, this is the bigger strategic lesson.
A property transaction does not have to remain a property transaction.
The right network can create a connected ecosystem of introductions — mortgage finance, property, interior design, business development, international relationships and strategic advisory services.
That is where I see the opportunity to create greater commercial value from the relationships I am building.
